What is the advantage of using a broker?

Who pays the mortgage broker?
There are no brokerage fees in Portugal. When recommending a client to our financial partners, CAFIMO receives a commission. The service is completely free for clients - our remuneration comes from referral commissions with partner financial institutions.
Can I use a foreign bank?
Foreign financing presents complications since international lenders cannot establish Portuguese guarantees. The displaced mortgage option exists but carries disadvantages and higher costs. We always recommend working with Portuguese banks to get the best conditions.
How long does the process take?
On average, from request to deed, the process takes between 4 to 8 weeks, depending on the complexity of the case and the speed of documentation delivery.
Do I need a down payment for the mortgage?
Yes, banks typically finance up to 90% of the property value. You will need to have at least 10% of the value available plus associated costs (taxes, notary, etc.).
